What We Do
The Plat Section is responsible for the Engineering Division's review of subdivision plats, administration of the conditions of County plat approval (the plat recordation process), site plan review, and review of minor permit applications for building permits, including landscape & dumpster retro-fit plans.

We are also responsible for the Engineering Division's review of delegation requests to amend conditions of plat approval, administration of Developer Improvement Phasing Agreements, Amendments to Phasing Agreements, and Non-Vehicular Access Line Amendments. In addition, Plat Section staff are responsible for coordination of developer improvements with the County's Transprotation Capital Improvement Program.

Under the Broward County Land Use Plan, property cannot be developed unless a plat of the property has been approved by the County Commission and has been recorded in the Public Records.  Our staff reviews all of the details shown on plats, including the plat boundary, lot lines, easements, etc.  This review effort helps to ensure that property is developed in compliance with the Broward County Land Development Code and Florida Statutes Chapter 177.
